Phase 2 Timing

Schedule Phase 2 after all trades have finished their main work. If painters are still touching up, or plumbers are still connecting radiators, wait. Any work done after Phase 2 will create mess that needs cleaning again. The single biggest waste of money in builders cleaning is scheduling Phase 2 too early.

Phase 2 Duration and Cost

A 3-bed house typically takes 6–12 hours (one full day or two half days) for Phase 2. Cost: €150–€300 residential, or €1.50–€3.00 per m² commercial.

Phase 3: The Sparkle Clean (Final Clean)

Phase 3 happens after snagging is complete — after all touch-ups, fixes, and corrections have been done. It is the final detail clean that brings the property to presentation standard for handover to the client or for marketing photography.
