How the Calculator Works

The calculator uses published Irish market rate data for 2026. It applies the following logic:

  • Office / Commercial Cleaning: Based on an average cleaning rate of 80 sqm per operative hour. Dublin rate: €13–18/hr. Regional rate: €11–15/hr. The estimate uses the midpoint of each range.
  • Industrial / Warehouse Cleaning: Wider rate range (€18–35/hr) reflecting the heavier equipment, PPE, and specialist skills required. Calculated at approximately 60 sqm per operative hour due to the more intensive nature of the work.
  • Healthcare Cleaning: Rate of €14–20/hr reflecting infection control requirements, colour-coded systems, and documentation. Approximately 50 sqm per operative hour in clinical environments.
  • End of Tenancy: Fixed pricing by property size: €180 for a studio/1-bed up to €600 for a 5-bed. Dublin premium applied at +20%.
  • Post-Construction: Fixed pricing by property size for a full builders clean plus sparkle clean: €250 for a 1-bed up to €1,500 for a 5-bed. Dublin premium applied at +25%.
  • Deep Clean (One-Off): Priced at approximately 1.5x the standard cleaning rate to account for the additional time and products required. €200–600 for residential properties.

Frequency discounts are built into the model: daily contracts are approximately 15% cheaper per visit than one-off cleans, reflecting the lower per-visit workload when a property is cleaned regularly.

Cleaning Prices in Ireland: 2026 Overview

The Irish cleaning market in 2026 is shaped by the National Minimum Wage (€13.50/hr from January 2026), rising energy costs, and strong demand from the pharmaceutical, technology, and healthcare sectors. Dublin remains the most expensive market, with Cork and Galway following. Regional Ireland offers the most competitive pricing, particularly counties where cleaning companies have lower overheads.

Factors That Affect Your Cleaning Cost

The calculator provides a starting point, but several factors can move the actual price up or down:

  • Access hours — Out-of-hours cleaning (evenings, weekends, bank holidays) typically costs 10–25% more than standard business hours cleaning.
  • Number of washrooms and kitchens — These are the most labour-intensive areas to clean. A building with 10 washrooms costs significantly more than one with 2.
  • Floor types — Carpeted offices are faster to vacuum than hard floors that require mopping and buffing. Specialist flooring (anti-static, safety, polished concrete) requires specific methods.
  • Compliance requirements — Healthcare and pharmaceutical facilities require additional documentation, colour-coded systems, and training, which is reflected in higher hourly rates.
  • Building condition — A well-maintained building is cheaper to clean than one that has been neglected.
  • Location within building — High-rise buildings with limited lift access, basements, and multi-level sites require more operative time.

Why is Dublin more expensive than other areas?

Dublin cleaning prices are typically 15 to 25 percent higher than regional Ireland. This reflects higher labour costs, higher commercial rents, higher travel and parking costs, and greater demand from a dense concentration of commercial premises.

What factors affect cleaning costs in Ireland?
